The effective management of operating costs, processes and space utilization is one of the basic requirements of owners and possibly building operators. The effort is to optimize these costs in order to ensure the comfort and safety of the workers in the buildings while avoiding unnecessary waste of the basic operating media and the human workforce. This optimization deals with facility management, which can misinterpret different concepts in different countries of the world, as the facility management definition is always specifically tailored to specific countries in the world. The issues of approaches to facility management in the Czech Republic are addressed on the one hand and, on the other hand, the facility management in Lithuania is presented. The article shows the basic division of FM services according to ?SN EN 15221-1, which mainly unifies the terminology and defines the content and the relevant scope of facility management. This work is then compared with the FM services offered by the largest providers of these services in the Czech Republic. The actual article is based on the relevant laws and decrees valid in the Czech Republic and Lithuania. At the end of the thesis we compare the size of the FM market in the Czech Republic and Lithuania. At the same time, the two countries approaches to the FM are compared and the main differences are defined. The SWOT analysis will be used to evaluate and visualize the different approaches to FM.
