In this paper the author answers the question about competitiveness of post-industrial areas against undeveloped land. The analysis concerns potential consequences related to the investment on former industrial areas and undeveloped areas usually located in suburbs or in city?s outskirts. In the research potential different costs were examined: social, economic, environmental and spatial costs of the investment of the two mentioned types of sites.
The results shows that there is a number of negative phenomena in post-industrial areas, consequently investment process is often longer and less profitable than in green fields. However, social, environmental as well as spatial costs are higher when new land is developed. Moreover, economic costs of some types of investment in former industrial sites can pays off in the long term perspective. This article presents on selected examples that re-use of post-industrial areas is worth it and investors, local community together with inhabitants of the city benefit from the investment. New management of former industrial sites is not only current trend in urban planning but it is simple the profit and loss account. According to that brownfields are competitive place to invest in comparison to green fields.
