The article focuses on defining socio-economic impacts of investment projects related to sustainable urban development in the field of residential and administrative construction. Large development projects associated with urban development determine the appearance of the city for decades to come. In addition to the direct economic impacts on public budgets (land preparation, construction of roads, backbone networks, etc.), these projects have other indirect, socio-economic impacts on life in their surroundings. Although these effects do not usually have a character of direct cash flows (e.g. job creation), in reality their creation or disappearance has economic consequences. And this is the reason why the influence of these impacts cannot be neglected when municipalities decide on the implementation of investment projects within cities.
The aim of the research was to identify and define such socio-economic impacts of the construction of office and residential buildings, which occur in the research sample with a high frequency.
As part of the research presented in this article, a database was created from a sample of major residential, administrative or mixed construction projects that have a significant impact on their surroundings due to their size. The database contains all relevant data, including the identified impacts of each project. Subsequently, the impacts of individual projects were compared with each other and, based on the frequency of occurrence of individual impacts, the most frequent ones were determined. The output of the article is a relevant list of socio-economic impacts of residential and administrative construction projects, which could be used for municipal decision-making processes on their implementation. Suitable methods for their valuation will be proposed and verified as a part of further research.
