Not only with the constant development in the field of building materials and new construction technologies, but also currently with the advent of the energy crisis caused by the state of war in Ukraine, there is an increasing emphasis on sustainable architecture. Sustainable architecture is based on the concept of increasing the efficiency and modernization of buildings, but at the same time it tries to reduce or completely minimize the negative consequences of these buildings, which, for example, are associated with the materials used, space, energy, but also with the location of buildings and their orientation to the cardinal points.
National cultural monuments are one of the most important parts of the cultural heritage and wealth of any nation. There are countless national cultural monuments in the form of immovable buildings in the Czech Republic. More than half of the buildings are used for residential purposes. At the moment, there are no completely relevant valuation methods and procedures for this type of building that would be able to fully integrate the historical and architectural heritage value into the valuation process and the resulting value.
The study evaluates the most significant price-setting factors of housing units that are part of heritage-protected apartment buildings. With the help of the statistical method - Analysis of dependence, correlation, regression modelling and multivariate regression analysis, the most significant price-forming factors were specified, quantified and evaluated.
