ACCURACY OF PARAMETRICALLY DETERMINED PRICE OFFER FOR LOW-ENERGY AND PASSIVE FAMILY HOUSES

Abstract

The authors presents part of his case study for the implementation of ?parametric budgeting? innovation in this article, presenting it in respective construction company, focused on construction of passive and low-energy family houses on the basis of wood ? green buildings. In general, the study focuses on meeting of innovation objectives in the area of construction objects? pricing with focus on preparation of price offers for the construction of low-energy and passive building, designed for living, in the Czech Republic. From the investor?s point of view, the price offer set by construction company is the acquisition price = the price for low-energy and passive buildings. The objectives of innovation are saving the time, reduction of costs and the reduction of total requirements for human resources? qualification during the preparation of price offers for construction work. Parametric budgeting is the right method for implementation into the environment of programs allowing the Building Information Modelling/Management. In case of successful innovation, construction companies may get the possibility of better cost assessment for different options of technical solution related to the construction of passive and low-energy buildings for living in the Czech Republic. In the article, there are results presented as well as parts of case study -section of achievement of the objective to reduce costs within the limits of permitted deviation. The prices offers, determined by itemized budgets (traditional methodology of price offer preparation in construction companies in the Czech Republic), and the price offers determined by parametric budgeting tool for the same construction objects are applied as compared price offers. Each evaluated construction object is a family house on the basis of wood within a low-energy or passive standard under qualification applied in the Czech Republic. In the research, calculation methodologies of constructions costs? determination were used in a form of itemized budgets. Furthermore, there are mathematical methods, like regressive function of certain data file, applied for the preparation and examination of relations of costs? estimate. In the research, investment procedures of determination of simple and discounted payback period, Cash Flow (CF) and discounted rates are used.
