ANALYSIS OF LANDS PRICES IN FLOOD AREAS OF OSTRAVA CITY

Abstract

During the last two decades has been in the Ostrava city registered a higher number of floods; some of them were extreme ones - such as the flood in 1997 and 2010. The consequence of increasing frequency of floods during this period was also the increase of property damage and real estate losses. Increased risk of flooding in the affected areas was reflected in the prices of real estates and lands’ prices immediately after the catastrophic floods in 1997 and then in 2010. Property prices are now affected, among others, by the location of the property due to the proximity of the watercourse, or due to the area indicating the level of flood risk. Th is effect is recently higher than in past decades. The article deals with information co llecting about prices and location of land within the Ostrava city and th e related design and development of real estate database. For the analysis of land’s prices in select ed areas of high flood risk, for the comparison with the prices of land outside flood areas and for evaluation of the specifics that influence these prices, the database should be expanded by other real estate attributes derived from Price Maps, Flood Maps for n-year flood, and from special maps made for the needs of Czech Insurance Association.
