THE INFLUENCE OF LANDSCAPE DAMAGES RESULTING FROM THE PRESENCE OF TRANSMISSION DEVICES IN REAL ESTATE ON ITS VALUE - SITUATION IN POLAND
Abstract
Transmission devices damages such as power lines, transmission pipelines, oil and gas transmission pipelines can be divided into those associated with their construction and the ones which result from their location on the property. Among the second group landscape damages are increasingly often mentioned. What is more, the methodological valuation of such damages is extremely difficult. That difficulty stems from the lack of legal and methodological regulations regarding the aforementioned issue. The valuation standard [1] accepted by Polish Federation of Property Appraisers is encouraged to be used by property valuers indicates that the presence of transmission devices might lower the aesthetic qualities of real estate and as a consequence reduce its value. The purpose of this paper is to systematize damages as concerns the construction and presence of transmission devices in real estate market in Poland. The paper will specifically focus on landscape damages. The analysis of the survey estimating the influence of landscape damages on the value of real estate will show that such a method may come in useful in real estate appraisal.
