THE IMPACT OF CERTIFICATION ON THE RENTAL OF OFFICE BUILDINGS IN THE CZECH REPUBLIC

Abstract

Buildings produce about 30 % of all greenhouse gases and consume about 40 % of globally produced energy. Construction industry significantly contributes to climate changes. An approach to limit production of greenhouse gas is construction and operation of buildings according to the principles of sustainability. There are 186 certified (green) buildings in the Czech Republic. 48% of them are office building. After them, 29% are industrial areas. The LEED and BREEAM global certification programs and one local certification program, SB TOOL CZ, are used in the Czech Republic. The paper deals with environmental certification of office buildings in the Czech Republic (focused on Prague and Brno). Impact of basic price setting factors on rent is statistically tested. Influence of the green certification (e.g. BREEAM, LEED) on the rent of offices is tested. Also other basic price-setting factors are included, such as building size, location and neighborhood, price level of building plot and availability of restaurants, shops and other services. Also energy class of building, availability of public transport, parking area for employers and visitors is considered. Price-setting factors, including green certification, are tested upon a database of certified and non-certified office buildings in the Czech Republic. The database consists of 371 bids for offices. Only office buildings finished after year 2008 are included to ensure homogeneity of data items. The database was compiled in a period of I.Q to III.Q 2019.
