BRICK VERSUS WOOD CONSTRUCTION IN RESIDENTIAL BUILDING

Abstract

In general, the impact of the construction material base on the cost of construction is questionable. Wooden houses are becoming more common because of meeting the sustainable construction aspects and thanks to shorter construction time compared to brick houses. In the Czech Republic, it is still questionable whether wooden houses also bring lower investment costs, as the wooden house market hasn?t fully developed yet. The aim of the article is to define the impact of the material base of the houses on the market value, which depends on investment costs as well. The impact is tested against the database of bid prices by contractors of houses. Bid prices were chosen for better and faster reflection of market trends. The database contains 284 masonry houses and wooden houses (2by4 system and prefabricated panels). Because of low usage, the database does not contain log cabins and CLT technology. Other factors are tested through the use of the database. For example, the influence of the number of floors, the shape of the roof, the structure of the building, and more. The multi-dimensional regression model shows that the material base does not have a direct impact on the bid prices in the database. Other factors were tested and results were compared to relevant literature.
