GEOSPATIAL HEATMAPS FOR CONSTRUCTION MARKETING: RAPID ANALYSIS OF SITE ATTRACTIVENESS

Abstract

Construction marketing requires visual evidence of site potential to secure client commitment, but accessible geospatial tools remain limited for small developers. This study presents a streamlined analysis workflow generating client-ready heatmaps that quantify site attractiveness through standardized metrics: accessibility (road network proximity), visibility (line-of-sight exposure), and neighborhood quality (amenities proximity). Using conventional buffer analysis on crowd-sourced layers, the methodology produces graduated color maps where green zones indicate premium marketing potential and red zones highlight development challenges. The workflow processes urban datasets to identify high-value sites scoring high across all metrics, ideal for residential and commercial pitches. Results across multiple urban scenarios demonstrate marketing ROI, with high-scoring sites achieving faster client conversion rates. The approach validates geospatial data sufficiency for professional marketing materials, eliminating expensive surveying costs while delivering persuasive geospatial narratives that enhance competitive positioning. This reproducible method equips specialists with enterprise-grade marketing intelligence through accessible open-source software.
