The authors while examining the real estate market for estimating the market value of real estate have defined the areas directly affecting the state of the ecosystem. Using a very simple and inexpensive test, they identified anomalies at the fiscal level of state and estimated negative effects of legislation on the ecosystem. The main research tool was a comparative approach in estimating the value of the property.
